I want to invest

An apartment that carries itself.

  • Selection, not luck. Two hundred properties become the three that suit you.
  • A fixed price for the works. Deadline and warranty come from the construction firm.
  • It keeps running without you. Tenants, levies, maintenance, reporting back to Europe.

I want options

A second base, without moving.

  • The right to be here legally. Residency and DNI in nine to eleven months, at a fixed fee.
  • Bank account and tax number. Run alongside the same process. CUIT without relocating.
  • An option, not an obligation. You hold it — you do not have to use it.

An investment can follow, but does not have to — details under Path 1

The core

The simplest way into Buenos Aires

A European-shaped city of millions that has stayed that way for decades and has everything: boulevards, period buildings, coffee houses, safety in everyday life. On top of that a country changing faster right now than any other on the continent — and a price level that has not followed yet.

We are talking about USD 100,000 as an entry point. In European capitals that buys a garage and the closing costs; here it is a renovated apartment in a good location that rents out. Once you own property here, you have a foot in the door: a bank account, a tax number and possibly residency follow from it. Everything beyond that derives from it and is discussed individually.

Project coordination

Building lasting value: buy, renovate, rent out.

1
Search profile and shortlistLocation, budget, format. Properties come through matriculated corredores and owners in our network — including some that never reach a portal.
2
Due diligence and negotiationTitle register, expensas, reglamento and building condition are checked by the escribano and a surveyor. We coordinate, summarise the findings in plain language and sit with you through the price negotiation.
3
Closing and renovationThe escritura is executed by the escribano of your choice. The renovation runs as a construction contract with the building firm — fixed price, deadline and warranty come from them.
4

Big decisions?

Decisions.

Not deciding is also a decision. Simply getting on with it is the practical form of freedom, and it starts in your head long before it reaches your calendar. Better still if you can draw on the experience of people with the same mindset.

Five years from now you will look back and see how simple it was. Not because it was easy, but because we started.

In Buenos Aires since 2023, with residency and DNI since April 2026. I went through the highs and lows of the process myself. Waited, hoped, cursed — and got all of it done with a clear goal, good contacts and a sense of momentum. The first step is smaller than you think: a conversation. 15 minutes.

Talk for fifteen minutes

Done it myself

Residency, DNI, bank account, company formation, buying an apartment and renovating it. All with my own money, including every detour.

German standards, Argentine building site

Fixed price, deadline and warranty come from the construction firm. The site manager has worked with the same team for years — on the details nobody notices in a photo and everybody notices every day.

Transparency

What do you earn on this?

The question comes up in almost every conversation — usually late and carefully. Here it is up front, with the answers.

Do you take a cut of my purchase price?

No. We charge fixed fees per package, not a percentage of the purchase price. If a commission were to come from a third party, it is disclosed — or passed through.

And on the renovation?

That runs as a fixed-price construction contract with the building firm. Their margin is an entrepreneur's profit, like any trade business — and in return the deadline and the warranty come from them. If you would rather bring your own contractor, you can; then only site supervision is charged.

A fixed price does not mean building goes on over your head. Scope, quality level, brands and fittings are agreed as the project runs — floors, bathrooms, kitchen, taps, wiring. You decide where to save and where to invest; the price is updated accordingly, before anything is ordered.

My case does not fit any of your packages.

Then it gets adapted. The prices on this page describe the standard case, not the limit. Every project brings its own conditions — budget, timing, people involved, tax position, family.

When do I know what it really costs?

After the consultation. At that point you have a breakdown line by line — before anything is commissioned and before any money moves.

Every project is different, and so is every client. What stays the same: every line item is agreed in advance, and you see it before you decide.

Everything at a glance

What it costs, how long it takes. Prices are visible because that saves both sides time.

A worked example

45 m², kitchen and bathroom in need of renovation. In Colegiales, Palermo Viejo or Villa Crespo. Assumptions disclosed.

Purchase price, negotiated around 6% below market$78,000
Closing costs 7.5% — sellos, escribano, brokerage$5,850
Renovation at a fixed price, turnkey$15,000
Capital employed$98,850
Market value on completion$119,250
Paper gain20.6 %

The ongoing net yield is 2.9 to 4.0 per cent on a long-term letting. That belongs out in the open: anyone looking only at the rent will find something comparable in Europe with less risk. This case works through the increase in value, the tax exemption on rental income since 2026, and a price level that in real terms sits below that of past decades.

Club deal

Some properties are too large for a single buyer and too small for a fund. A whole floor, a building with eight units, a location you cannot get on your own.

For those cases we assemble a group of four to eight investors. Hay Plata Partners puts in its own capital and runs the project operationally. Distributions follow a European waterfall structure: investors' capital back first, then the split.

Citizenship by investment

On 2 October 2026, Economy Minister Luis Caputo presented a citizenship-by-investment programme in Paris. Two routes are envisaged: a non-refundable contribution to the treasury, or the subscription of a government bond issued for the purpose. Applications are expected to be accepted in the fourth quarter of 2026.

That would make Argentina the second country in Latin America with such a programme, after El Salvador — and the first in South America.

Knowledge

21 chapters on what actually applies here

The legal position, the process and the costs of buying, renovating and letting in Buenos Aires. With decree numbers, dates and sources. Free, because it is in the Argentine official gazette anyway — and because most English-language sources have not caught up since the reform.

The chapters explain how it works. The dossier gives you the material.

50 pages with printable checklists, question sets for the escribano and the contador, three fully costed examples, and the barrio table showing the spread from unrenovated to refurbished.

Preview, translated — chapter 6, taxes
6.1 The Ganancias exemption from 2026

With Decreto 406/2026, published on 1 June 2026, the government issued the implementing rules. The result: since 1 January 2026 the following are exempt from income tax —

Income from letting property that serves the tenant as a home, including amounts for furniture and fittings. Gains from the disposal of property and from the transfer of rights. The exemption applies expressly to individuals and undivided estates, resident and non-resident alike.

6.3 ABL — the recurring levy

ABL stands for Alumbrado, Barrido y Limpieza. The levy bundles the city property tax with a service charge. A one-bedroom apartment in a mid-range location runs at roughly 30,000 to 120,000 pesos per two-month instalment.

Request the dossier

The dossier is written in German. If you need the content in English, write to us — we will go through it with you.

Why not free?

Because it is meant to be read. Forty-nine dollars is not a price but a threshold — it filters out the people who only collect.

You receive a personalised copy as a PDF, immediately after purchase. The preview shows you the full structure and the opening of every section.

The foreword and the glossary are fully readable without paying.

Still unsure?

Then ask first. One sentence on where you stand is enough — you get an honest view on whether the dossier helps you at all.

The hard questions

Starting with the uncomfortable ones.

What happens if Milei is not re-elected?

Some of the advantages would go — tax exemptions, the deregulated rental market, the closed exchange-rate gap. Ownership stays: under the constitution, foreigners are on an equal footing with nationals. Anyone investing should have a horizon beyond one parliamentary term.

How do I get my money out again?

As a private individual, largely freely today. What matters is documentation: if you can show how the capital came in, taking it out is not a problem. Which is why we plan the way out before we take the way in.

Can I not do this myself?

Yes. The immigration authority says so itself. Anyone who speaks Spanish, has time and tolerates bureaucracy will get through. The difference lies in speed, in the mistakes avoided, and in seeing what you cannot see yourself when buying property.

What do you earn on this?

A fee from you, and on the renovation an entrepreneur's profit like any trade business. Commissions from third parties are disclosed and credited.
